Inside The Farmhouse

The open-plan kitchen, dining and living area is where everyone finds each other. There’s room to cook together, eat together at the banquet-style table, and sink into the sofas afterwards without anyone feeling squashed. And if someone needs five minutes away from the group, the cottage is big enough for that too.

Eight ensuite bedrooms – seven of which can be made up as doubles or twins – give everyone their own space to retreat to. Two rooms have pull-out beds for a little extra flexibility, or a family-friendly set-up. Two of the ensuite bedrooms can be found on the ground floor along with a separate wet room, so the cottage works well for guests who need easier access.

Outdoor Living

The Farmhouse has a large enclosed garden – plenty of room for children to run, play lawn games, or to simply relax on sun loungers. There’s a BBQ fire pit for long evenings outside taking in the field views. Keep your eyes peeled for birds of prey hunting over the landscape – they’re a daily sight.

The shared games room – pool table, table tennis and foosball – is just a short walk away, a good change of scene when the mood or weather calls for it.

Food At The Farmhouse

The kitchen is well set up for self-catering, and cooking together is part of what makes a stay here feel like a proper occasion.

When feeding everyone feels like too much, there are a few ways we can help. Our Harty Estate chefs can deliver brunch platters, grazing tables and crowd-pleasing traybakes – made with estate produce, farm beef and the best of Kent’s ingredients – straight to the door. Throughout the year we also host a select number of pop-up dining occasion at the estate where you can book a table; check the dates here to see if one falls during your stay.

For larger groups with something to celebrate, it’s also worth getting in touch. Private dining and use of our event spaces can sometimes be arranged, just a short walk from the cottage.

Dog Friendly

The Farmhouse welcomes dogs – there’s a pup welcome pack on arrival, and the large enclosed garden gives them plenty of room to roam safely. When they’re ready for more, the estate’s two-acre exercise field – fully fenced, with agility equipment – is free to use for cottage guests. Simply book a slot in advance and watch your dog live their best life.

Location

The Isle of Harty is one of those places that feels genuinely removed from everything – wide open marshland, beautiful coastline, big skies and a quiet that a group of twenty-one somehow doesn’t disturb. It has a way of settling people down.

The Isle of Harty Trail, the Kent Coastal Path and the Swale Nature Reserve are all on the doorstep for walkers or cyclists, with the beaches at Leysdown and Shellness within easy reach. For those who want to venture further, wider Kent is easily explored from here.

Part Of Something Bigger

Five cottages sit together at Mocketts Farm, within The Harty Estate – a working estate that hosts weddings, private celebrations and corporate retreats. The Farmhouse is the largest of them, and works beautifully as a standalone booking. It can also be taken alongside the other cottages, or as part of a full estate hire for something truly special.
