About The Harty Estate

The Harty Estate sits quietly on the Isle of Harty, a little known corner of Kent that feels like its own world. Surrounded by rolling farmland, wild wetlands and the Swale estuary, it has a sense of nature and tranquillity that is increasingly rare.

An isle within an isle, Harty is separated from the Isle of Sheppey by a short causeway, and from mainland Kent by two bridge crossings. Remote and unhurried, yet surprisingly easy to reach – just an hour from London, yet a world away in feel.

Many will know this place as The Ferry House. Today, the landscape has been reimagined as The Harty Estate – an exclusive hire barn wedding and events venue, offering private celebrations, corporate events and on site accommodation.

The land and the people who care for it

Alex and Victoria Burden continue a third generation farming heritage, with roots in this landscape stretching back to the 1960s - a way of life that remains central to how the estate is cared for and run.

There is a deep, personal connection to the land here. The fields are still worked, food provenance matters, and sustainability is a sincere responsibility rather than an afterthought. This is not a landscape designed for show, but one that is genuinely respected and nurtured.

Set between the Elmley and Swale nature reserves, the estate sits within an area known for its birdlife, open skies and ecological importance. The surrounding marshes, farmland and waterways shape both the atmosphere of the estate and the rhythm of life on it, bringing a sense of space and quiet that you feel as soon as you arrive.

An estate shaped for weddings and events

Over time, the estate has evolved into a place designed for people to come together. Weddings sit at the heart of what happens here, supported by a collection of carefully considered spaces that allow each celebration to unfold in its own way.

Alongside weddings, the estate hosts corporate events and private celebrations. Some occasions are large and immersive, making use of multiple spaces across the estate. Others are smaller and more intimate, centred on just a few carefully chosen areas.

Every gathering is looked after with the warmth of a family-run business and the confidence that comes from over 25 years of experience - the focus always on creating occasions that feel personal and fitting of your most meaningful moments.

Weddings

The Ferry House within the estate

The Ferry House remains an important part of life on the estate.

Once known as a destination in its own right, it now sits within The Harty Estate, used exclusively for weddings, events and special occasions. Its role has changed, but its character has not.

For many celebrations, The Ferry House becomes a place to gather before a ceremony, to share a drink during your special day, or to bring people together later into the evening. The same warmth and hospitality it was always known for - now as part of something bigger.

Accommodation across the estate

Accommodation across the estate is arranged with each occasion in mind.

At the heart of the estate, 11 guest rooms provide comfortable, convenient accommodation for wedding parties and event guests. A short walk away lies Mocketts Farm, home to open arable farmland and five self catering cottages, offering additional space and privacy when needed.

Some celebrations make use of just a handful of rooms, others include one or more cottages, and larger gatherings may take in the full estate. The cottages are also available for leisure stays throughout the year, giving guests the opportunity to experience this corner of Kent at a slower pace.

We understand the natural rhythm of a wedding day, from the excited moments of preparation through to the celebration itself. We’re there when needed, and we step back when it matters. You’ll always know where to find us, but you’ll never feel watched or directed.

That balance allows couples and guests to settle into the day, relax, and enjoy being together, knowing that everything is being looked after by people who genuinely care about how it feels.

Wedding Planning

A place people return to

For many couples and guests, The Harty Estate becomes a place they return to over time. Sometimes that return is for a celebration or anniversary event, sometimes for a quieter stay in one of the cottages, or for special pop up dining occasions held throughout the year.

As an exclusive hire venue for weddings and events, we also recognise how important those return visits can be. The Harty Estate can become a special place not just for a wedding or event, but for the years that follow it too.
